The 2020 census counted about 10,100 housing units in Bay Shore. A lot of them came from the building wave of the mid-1950s to mid-1960s, when farms and woods were turned into capes, ranches and split-levels. Closer to Main Street the houses are older. South of Montauk Highway, along Awixa and South Penataquit avenues, you get bigger homes with bay views, plus gated townhouse and condo communities built on the grounds of old estates. New condos also went up next to the train station in 2008 and 2009. In the postwar houses, carpet usually sits in upstairs bedrooms and finished basements. In the condos it covers bedrooms and stairs. In the bay houses, area rugs and sofas take most of the sand and humidity.
